Bin store clearance for flats and managed blocks

A bin store only works when the bins can be wheeled out. Once someone leaves a mattress across the door or stacks bags beside a full bin, the collection crew often cannot empty it, and the pile grows from there. Bin store clearance means removing everything that should not be in the store, so the bins can be reached, filled properly and emptied on the next round. We do this for managing agents, landlords and facilities managers.

The contents are usually a familiar mix. Loose black bags, split bags, boxes from deliveries, a bed or a sofa from a flat that has changed hands, and a fridge nobody admits to owning. We lift all of it out by hand, sweep through and stand the bins back in line. If the bins themselves are overflowing, we can empty them as a private bin collection on the same visit, so the store starts again from empty.

Dumping rarely stops at the store door. Where items have spread into stairwells, corridors or the car park, we can add a communal area clearance and price it as one load. Waste left by people who do not live in the block is handled like any other fly-tipping clearance. Because the store is on private land, removing it usually falls to the landowner or whoever manages the building, as our guide to fly-tipping on private land explains.

You do not need to be on site. Send photos of the store on WhatsApp to 07935 554 253, tell us how to get in, and we will give you a free quote. The price is confirmed before anything is loaded, with no hidden fees. Collection is same-day or next-day wherever possible. Afterwards you receive an invoice and a waste transfer note, which gives you a record of the work for the block's file.

Keeping a bin store usable after it has been cleared

A cleared store tends to fill again unless the cause is dealt with. The usual triggers are tenants moving out, too few bins for the number of flats, and residents not knowing what goes in which bin. Clear signs, a note to residents after the clearance and a lock on the door all help. If move-outs are the pattern, booking an end of tenancy clearance for the flat itself stops furniture reaching the store at all.

When you arrange a clearance for a block, you are the one passing the waste on, so keep the paperwork. The duty of care means using only a licensed carrier and keeping the waste transfer note for the load. Our guide to commercial waste duty of care sets out what to keep on file. Fridges, other electricals and upholstered seating found in bin stores each have to be treated separately from general rubbish, so they are split out at the facility.

Bin store clearance FAQs

Do you empty the communal bins as well as clearing around them?

Yes, if you ask. Clearing the side waste and dumped items is the main job, but where the bins are also overflowing we can empty them on the same visit. Tell us how many bins there are and roughly how full they are, and we will include it in the price.

Why has the council stopped emptying our bin store?

Crews commonly leave communal bins that are overfilled, blocked in by loose bags or bulky items, or filled with the wrong type of waste. Your council can tell you the reason in your case. Once the store is cleared and the bins can be wheeled out again, normal collections can usually resume.

Can you clear a bin store without anyone meeting you there?

Yes. Send photos, the address and the door code, fob arrangement or key safe details. We confirm the price with you by phone or WhatsApp before loading, clear the store, and send the invoice and waste transfer note afterwards.

What about fridges, mattresses and sofas left in the store?

They go on the van with everything else. Fridges and freezers contain refrigerant gases and go to a facility that can treat them. Sofas and other upholstered seating may contain persistent organic pollutants, so they are kept separate and sent for incineration instead of landfill. Mattresses and electrical items are split out for recycling where possible.

Can you clear our bin store on a regular basis?

Yes. Some stores need clearing once, others are dumped in again within weeks. Tell us how often the problem comes back and we can arrange repeat visits, each priced on the amount removed. Our commercial waste collection page explains how regular collections are set up.

There is something in the bin store that looks hazardous, what should we do?

Leave it where it is and send us a photo. Paint tins, gas bottles, chemicals and tyres do get left in bin stores, and we will tell you what can go on the van. Some hazardous materials, such as asbestos, need a specialist contractor.
