Deposits, inventories and items tenants leave behind
Before anything is removed, record it. Photograph each room as it was left and keep those pictures with the checkout report, because a landlord who wants to recover clearance costs will need to show what was there. Be careful with belongings that may still be the tenant's property. The rules on abandoned goods are a matter for your agent or a legal adviser, and we clear on the instruction of whoever books us.
Tell us what belongs to the property. Furnished lets come with beds, white goods and sofas that must stay, and from a photo it is not always obvious which sofa is the landlord's. A short list or a marked-up inventory avoids mistakes. In flats and shared houses, things are sometimes left in hallways and stairwells too, which we can clear on the same visit as a communal area clearance.
