Who clears rubbish for landlords and letting agents

Rubbish Removals Ltd clears rented homes for landlords and letting agents. We empty properties between tenancies, take away single items such as beds and sofas, and remove waste dumped in yards and gardens. You send photos, we quote, and the team carries the lot out from inside the property. Each job is a one-off with no contract, and you can book again as and when another property needs it.

The call we get most from landlords is about a flat or house left part-full at checkout. That is an end of tenancy clearance, and it covers the bags, the furniture and whatever is still in the cupboards. Where a long let has ended and the whole place needs taking back to bare rooms, loft and outbuildings included, it is priced as a house clearance instead. Tell us which rooms are involved and what has to stay.

Smaller jobs are just as common. A stained mattress in an otherwise sound bedroom can go as a single mattress collection. Flooring that will not last another tenancy can be taken up and removed as carpet removal, leaving the room ready for the fitter. When a rear yard or driveway has become a dumping spot while the property stood empty, send a photo of that too and we will price it with the rest.

As the person arranging the collection, you have a duty of care to hand the waste only to a licensed carrier. We hold upper tier waste carrier licence CBDU526130, and every job comes with an invoice and a waste transfer note for the property file. If you are new to letting, our end of tenancy clearance guide for landlords goes through the process one step at a time.

How rubbish removal works for landlords and agents

  1. Send the property photos

WhatsApp a photo of each room to 07935 554 253 with the address, the floor and a note of what has to stay.

  2. Get a price

We size the load from the photos and quote for that property. The price is confirmed before loading starts.

  3. Arrange access

Meet the team, or tell us where the keys can be collected. Nobody needs to be on site if access is arranged.

  4. Cleared and documented

The team carries out everything agreed and tidies up. Your invoice and waste transfer note follow.

Why landlords and letting agents book us

Quotes without a visit

Checkout or inspection photos are enough for most jobs, so you get a price without arranging to meet anyone at the property.

Quick turnarounds where possible

We collect same-day or next-day wherever possible, which helps when cleaners or a new tenant are already booked in.

Paperwork for each property

Every job has its own invoice and waste transfer note, so the cost can be filed against the right address.

Licensed and insured

We carry your waste under upper tier licence CBDU526130. Public liability cover runs up to £5 million and employers' liability to £10 million.

Keys, timing and paperwork for rented properties

Most landlord jobs are done with nobody from the office present. Tell us where the keys are, whether there is an alarm or a door code, and where the van can pull up. If the property is tenanted and only one item is going, give us the tenant's number so the team can agree a time with them. Mention your deadline when you ask for the quote and we will say plainly whether we can meet it.

Be clear about what stays. In a furnished let, list or label the landlord's items and the team clears around them. If belongings might still be the tenant's, speak to your own legal adviser before instructing us, because we cannot advise on tenancy law or abandoned goods. Before you book any carrier, you can confirm its licence on the Environment Agency public register. Our guide on checking a waste carrier licence shows where to look.

Questions landlords and letting agents ask

Can you clear a rental between tenancies without us attending?

Yes, as long as access is arranged. Tell us where to collect the keys and send photos of what is going. We confirm the price with you by phone or WhatsApp before anything is loaded. The invoice and waste transfer note are sent to you afterwards.

Do we have to sign a contract to use you for several properties?

No. Each clearance is a one-off job, quoted and invoiced on its own. If you look after several properties, book repeat visits as and when they are needed. For anything else about how your office likes to work, ask us.

What paperwork do we get for each job?

An invoice and a waste transfer note. The transfer note is your record that the waste was handed to a licensed carrier, which is what your duty of care requires. Keep both with the property file in case the landlord, the tenant or the deposit scheme asks for them.

Can you quote from our checkout report photos?

Yes. Photos taken at checkout or at a routine inspection are usually all we need. Add the address, the floor, whether there is a lift and where the van can park. If something cannot be judged from the pictures, we will ask for another photo or a short description before quoting.

The tenant has left belongings behind. Can you just take them?

We clear on the instruction of whoever books us, so the decision is yours. Whether goods can be treated as abandoned is a legal question we cannot answer, and it is one for your own adviser. Once you have decided, send the photos and we will quote.

Rubbish has been dumped outside our empty property. Is that ours to clear?

Landowners are usually responsible for clearing waste dumped on private land, so it often falls to the landlord. Send a photo and we will quote to remove it as a fly-tipping clearance. If the waste is on the pavement or the road instead, report it to the council.
