Who clears a property for estate agents and solicitors

Rubbish Removals Ltd clears properties for estate agents and solicitors. If a house needs emptying before it is photographed, sold or handed over, you or your client send photos, we quote, and the team carries everything out, loads it and sweeps up. Each job is a one-off with no contract. You can arrange it yourself, or pass our number to the seller, buyer or executor and let them deal with us.

The most common request is a full house clearance of a vacant property. Sellers move out and leave furniture, a packed shed and bags in every room, and the buyer finds it all on the day the keys change hands. Where the owner has died, our probate clearance page sets out how that kind of job is handled. We remove contents only. We do not value, buy or sell anything, so any valuation has to be arranged before we arrive.

Not every job is a whole house. A loft that was never emptied is dealt with as a loft clearance, and a garage stacked with old tools, timber and boxes can be quoted at the same time. If the garden has been used as a dumping ground, a garden clearance takes away the green waste, broken furniture and rubbish before the photographer or the surveyor comes round.

Most of this can be arranged without anyone travelling to the property. Photos of each room are enough for a quote on most jobs, and nobody needs to be on site if access is arranged. You get the price before the team loads anything. Our guide on how to prepare for a house clearance is worth sending to clients before they book, because it lists what to look for and set aside first.

Instructions, authority and access for a property clearance

Clear instructions matter more than anything else on these jobs. Tell us in writing which rooms and outbuildings are included and what must stay, such as fitted appliances, curtains, light fittings or anything agreed as part of the sale. If one or two pieces are staying in a room that is otherwise being emptied, label them. If only a few large items are going, furniture removal covers that. The team works to the list it is given, so make the list complete.

We cannot tell you who has the right to have contents removed, or what should happen to belongings a seller or occupier has left behind. That is a legal question for the solicitor acting or the client's own adviser, and it needs settling before a date is booked. On the practical side, tell us where the van can park, which floor a flat is on and the deadline. Volume and access drive the price, as our guide to rubbish removal costs explains.

Questions estate agents and solicitors ask us

Can we book a clearance on behalf of a client?

Yes. You can send the photos and arrange the job yourself, or give your client our number and let them speak to us. Either way the price is confirmed before loading, and an invoice and waste transfer note are provided. Tell us at the start who the paperwork is for.

Does someone need to meet the team at the property?

Not if access is arranged beforehand. Tell us how the team gets in and how the property should be left, and send clear instructions on what is being removed. We confirm the price by phone or WhatsApp before anything is loaded, so nobody has to attend just to agree it.

Do you value, buy or sell the contents?

No. We remove contents and take them to licensed facilities for sorting. We do not value anything, buy it or sell it on. If items in the property may be worth something, the client should have them looked at and taken away, through whoever they choose, before the clearance is booked.

Can you advise on belongings a seller or occupier has left behind?

No. What can lawfully be done with items left in a property is a legal question, and the answer depends on the circumstances. The solicitor acting, or the client's own adviser, needs to confirm that the contents can go. Once that is settled, we can quote and clear.

How quickly can a property be cleared before completion or photos?

Collection is same-day or next-day wherever possible, though we cannot promise it for every job. A furnished house takes more planning than a few leftover items. Give us the completion date, viewing or photography slot when you send the photos and we will tell you what we can do.

What paperwork do we get for the file?

An invoice and a waste transfer note for each job. The note describes the waste and shows it was passed to a licensed carrier. Our upper tier licence number is CBDU526130, and anyone can look it up on the Environment Agency public register.
