Who clears waste for managing agents and housing associations

Rubbish Removals Ltd clears shared and managed residential sites for managing agents and housing associations. That means bin stores, stairwells, car parks, alleys and empty flats, cleared on request and documented with an invoice and a waste transfer note each time. Jobs are one-off with no contract. When the same problem comes back at the same block, you book another visit as and when it is needed.

Bin areas cause the most trouble. Bags stacked beside full bins and furniture left across the doorway stop the bin crew doing their round. A bin store clearance takes out everything that should not be in there. If the bins are also full to the lid, we can empty them as a private bin collection while we are on site. Beds, wardrobes and appliances left by a resident who has moved on can go on the same van.

Inside the building, items left on landings and under the stairs are removed as a communal area clearance and carried down by hand. Outside, the shared ginnel or service road behind a terrace or a row of maisonettes is covered by our alleyway clearance. If several of these need doing at one site, send photos of each and we will quote for them as a single load where they fit on one van.

Waste left by outsiders on estate land is a different problem, because nobody on site is going to claim it. Landowners are usually responsible for clearing waste dumped on private land, which in practice means the freeholder, the association or the agent acting for them. Our guide on what to do about fly-tipping on private land takes you through reporting and removal. Send us a photo and we will quote to take it away.

How clearance works for managing agents and associations

  1. Report the job

Send photos, the site address and where on the site the waste is. WhatsApp or call 07935 554 253.

  2. Receive a quote

We price the job from your photos, so most sites need no visit. You get the confirmed price before we load.

  3. Share access details

Tell us about codes, fobs, gates and parking, plus any site rules and the times that suit.

  4. Cleared and recorded

The team clears and sweeps the area. An invoice and a waste transfer note for that site come afterwards.

Why managing agents and housing associations use us

One job at a time

There is no contract to set up. You book a clearance when a site needs one, and each visit is priced on what is removed.

Records for every site

Each job has its own invoice and waste transfer note, so the cost and the paperwork sit against the right block.

Collected where it lies

Waste is carried from wherever it was left, including upper landings, basements and car parks. Bulky items are dismantled where needed.

Licensed, insured carrier

We work under upper tier waste carrier licence CBDU526130, with public liability cover up to £5 million and employers' liability of £10 million.

Before and after: what our clearance looks like

Before: a bin store blocked with a sofa, mattress and bags Before
After: the same bin store clear with the bins back in place After

Access, residents and paperwork on shared sites

Shared sites come with rules, so tell us yours. Which gate the van should use, where it may stop, whether a fob or code is needed, and any hours when noise or blocked parking bays would bring complaints. We will fit the collection around your site rules and the times that suit wherever possible. Nobody from your office needs to attend if access is arranged, and the price is confirmed with you before loading.

Arranging the clearance makes you the one passing the waste on. Your duty of care is to use a licensed carrier and keep the waste transfer note, and our commercial waste duty of care guide explains what that involves. Loads from blocks often include fridges, televisions and sofas. These are separated at the licensed facility, because refrigerant gases, waste electricals and upholstered seating each need their own treatment.

Questions managing agents and housing associations ask

Can you clear a void flat as well as the communal areas?

Yes. An empty flat or house can be cleared of furniture, flooring, bags and appliances, and the landing or bin store outside can be done on the same visit. Send photos of each area. Where it all fits on one van, we quote for it as one load.

Does someone from our office need to be on site?

No, provided access is arranged. Give us the codes, the fob arrangements or the name of whoever holds the keys, and send photos so the team knows what to take. We confirm the price with you before loading, and the invoice and waste transfer note follow.

Can we book repeat clearances for a block that keeps filling up?

Yes. Repeat visits can be booked as and when they are needed, each priced on the amount removed. There is no contract. If the dumping follows a pattern, such as move-outs or missed bin rounds, tell us and we will suggest which service fits.

Who is responsible for fly-tipped waste on our estate?

Landowners are usually responsible for clearing waste dumped on private land, so it normally falls to the owner or the organisation managing the site. Fly-tipping is a criminal offence and can be reported to the council. We remove it as a fly-tipping clearance and give you a waste transfer note for the load.

A resident has left furniture in the corridor. Do you remove single items?

Yes. One sofa or a couple of mattresses can be collected as a bulky waste collection, carried from wherever they have been left. If the items may still belong to a resident, the question of your right to remove them is one for your own adviser. We clear on the instruction of whoever books the job.

What if something hazardous has been dumped on site?

Send us a photo before anyone moves it. Gas bottles, paint, chemicals and tyres do turn up on shared sites, and we will tell you what we can load. Asbestos and some other hazardous materials need a specialist contractor, and we will say so if that applies.
