Communal area clearance for stairwells, corridors and car parks

Shared parts of a building collect things nobody owns up to. A bike with no wheels under the stairs, a washing machine on the landing, bags left by the lift, a stack of pallets in the corner of the car park. Communal area clearance is the removal of all of it in one visit. We clear stairwells, corridors, landings, lobbies and car parks in flats and managed blocks, for managing agents, landlords and facilities managers.

Items in corridors and on stairs are more than untidy. They narrow the way out and put something that can burn in the one place that has to stay clear, which is why they come up so often in fire risk assessments. We carry everything down by hand, take care on turns and painted walls, and keep the stairs passable for residents while we work. Bulky pieces that will not go round a landing are dismantled where they stand.

The same visit can take in the outside of the block. If the bin area is buried too, we deal with it as a bin store clearance, and a shared back passage is handled as an alleyway clearance. Rubbish dumped in the car park by people from outside the building is cleared like any other fly-tipping clearance. It all goes on one van, at one price confirmed before loading, with one set of paperwork for the whole site.

A lot of what ends up in shared areas arrives when a flat changes hands. Outgoing tenants leave what will not fit in the car, and it sits on the landing. Our end of tenancy clearance guide for landlords covers how to stop that at the source. For a price on what is there now, send photos by WhatsApp to 07935 554 253 with a note of which floors and areas are involved. Quotes are free and collection is same-day or next-day wherever possible.

How a communal area clearance is carried out

  1. Tell us which areas

Send photos of each stairwell, corridor or car park corner, with the address and how we get into the building.

  2. Mark what stays

Let us know about anything that belongs to a resident and is staying, so only the abandoned items are taken.

  3. We carry it out

The team brings everything down by hand, dismantles awkward pieces and loads the van.

  4. Swept and documented

Floors are swept where the items stood. You get an invoice and a waste transfer note for the block file.

Deciding what counts as abandoned in a shared area

We remove what you instruct us to remove. Deciding whether a bike or a pushchair has been abandoned is a matter for whoever manages the building, and it is worth settling before the van arrives. Putting a dated notice on items and writing to residents first is a common approach, and it gives owners a chance to claim their things. When you send photos, mark anything that is staying and we will work round it.

Clearances last longer when the reason for the build-up is tackled. If residents have nowhere to keep bikes or prams, the landing becomes the store. If move-outs are the cause, an end of tenancy clearance of the flat keeps unwanted furniture out of the corridor in the first place. Some buildings simply need a repeat visit every so often, and those can be booked as and when you need them.

Communal area clearance FAQs

Can you clear communal areas while residents are in the building?

Yes, that is the normal situation. We work through one stairwell or corridor at a time, keep a clear path on the stairs and do not prop secure doors open for longer than needed. If there are times of day you would like us to avoid, tell us when you book and we will plan around them where we can.

Will you remove items if we do not know who owns them?

We act on the instruction of whoever is responsible for the building, so the decision is yours. If you have given residents notice and the items are unclaimed, tell us which ones are to go. If you are unsure about a particular item, leave it out of the job and we will take the rest.

Do you need a lift to clear the upper floors?

No. Everything can be carried down the stairs, and large items are dismantled on the landing if they will not turn the corners. Tell us how many floors are involved and whether there is a lift, because stairs and carrying distance are part of what affects the price.

Can you clear a car park or undercroft as part of the job?

Yes. Dumped furniture, bagged rubbish, pallets and loose debris in parking areas can go on the same van as the items from inside. If it was left by people from outside the block, our guide on what to do about fly-tipping on private land explains who is usually responsible and what to record first.

What happens to the bikes, prams and furniture you take away?

Everything goes to licensed facilities for sorting, and around 90% of what we collect is recycled. Upholstered seating is kept separate because it may contain persistent organic pollutants, and it is sent for incineration instead of landfill. Appliances are waste electricals and are recycled separately.

How do we get a quote for several blocks on one estate?

Send photos for each block with a short note saying which building they show. We can price each block by its own load size so the costs can be allocated separately, or give one figure for the whole estate. Quotes are free and there is no obligation.
